Description: This 11-acre development features 274 multifamily homes and 7 townhomes.

Carmichael’s Role

We are managing the comprehensive sitework for this project. Our scope includes mass grading, erosion control measures, and the installation of the water main and associated services. The utility infrastructure specifically involves:

• Water: 4,000 ft of water line and services.

• Storm: 4,400 ft of storm drain and secondary drainage.

• Sewer: 1,100 ft of sanitary sewer lines.

The project is currently in the mass grading phase, with the initial installation of storm and sanitary sewer utilities now underway.

Challenges & Highlights

A notable feature of this project is the installation of an underground stormwater detention system. This requires precise coordination between our grading and utility teams to ensure both proper installation and long-term structural performance. Additionally, the project involves sequencing multiple sitework activities within a tight schedule, necessitating seamless communication between crews and inspectors to maintain momentum.
